Italian real estate Market Report H2 2022

Overview

2022 was a particular and eventful year: it began with the recovery from the pandemic that now definitively in the past, but consequently, we still suffer supply chain bottlenecks.

Then, it continued with the start of the war between Russia and Ukraine in February, which created a new wave of uncertainty, and led to the energy crisis, the increase in raw
material costs, inflation, interest rates, and the consequent decrease in the purchasing power of households.

Despite the current situation, 2022 was a strong year for the Italian real estate sector mainly led by record growth in the first half, which partially offset the declining trend in the last quarter of the year.

The overall investment volumes in Italy reached €11.6 Bn. Among all the asset classes, the office recorded the best performance, accounting for 43% of the investment, with Milan in the leading position. Logistics followed a similar path during the year, attracting 24% of the investments, despite a low decrease compared to 2021.

The removal of covid restrictions has brought foreign tourists back to Italy, contributing to the recovery of the hospitality sector, however investment volumes were lower than in 2021.
